Champlin/Haupt is working with Raj Properties in Ras Al Khaimah, U.A.E., 62 miles north of Dubai, to develop an existing Al Rams community club into a thriving mixed-use development project. Located on 52 acres within 1000 feet of sea line and the mountain range, the entire project is approximately 9 million square feet with estimated budget of $1.23B.

The main components of the project are the redevelopment of an existing community club with an outdoor soccer stadium and indoor areas for swimming, basketball, badminton, and other indoor games, two 40 story high-rises for hotel and offices, a 2000 seat capacity community hall, three 8-story multifamily residential towers, traditional style covered souks (local market), shopping mall and entertainment center and a mosque and multiple garages for 14,000 vehicles. The project also includes substantial upgrade in infrastructure within and surrounding the site.
